Architectural Design Guidelines, Application, Covenants, and Short Term Rentals

Design Review Requests

Homeowners must obtain approval from the Design Review Committee (DRC) before making certain exterior modifications or improvements to their property.

To request approval, please complete and submit a Design Review Request (DRR) Form. Before submitting your application, we encourage you to review the Architectural Design Guidelines to ensure your proposed project complies with community standards and design requirements.

The DRC will review completed applications and provide a decision based on the community’s Architectural Design Guidelines. If the DRC does not respond within 45 days of receiving a complete application, the request will be considered approved.

Please review the Architectural Design Guidelines before submitting your application and ensure all required information and supporting materials are included to avoid delays in processing.

Covenant EnforcementĀ 

West Line Village is a covenant-controlled community. Community standards help maintain property values, preserve neighborhood appearance, and promote a positive living environment for all residents.

The District conducts regular inspections to identify maintenance concerns and covenant violations. When a violation is observed, property owners are provided notice and an opportunity to correct the issue before fines may be assessed.

Common Violations

The most common violations include:

  • Trash containers visible outside approved storage areas
  • Excessive weeds or overgrown landscaping
  • Damaged or poorly maintained garage doors
  • Outdoor storage of personal items or materials
  • Non-compliant window coverings

Property owners are responsible for maintaining their property in compliance with community standards, including properties occupied by tenants.

When a violation is identified, the District follows the enforcement procedures adopted by the Board of Directors and required by Colorado law.

Hearings and Appeals

Property owners have the right to request a hearing regarding a violation notice or proposed fine. Hearing requests must be submitted within the timeframe stated in the notice.

Short-Term Rentals

Short-term rentals, including properties listed on platforms such as Airbnb and VRBO, are permitted within the community provided they comply with all applicable City of Lakewood requirements and the community’s governing documents.

What is a Short-Term Rental

A short-term rental is the rental of a home or portion of a home for fewer than 30 consecutive days.

City of Lakewood Requirements

Property owners who wish to operate a short-term rental must obtain any required licenses and comply with all applicable City of Lakewood regulations.

Community Requirements

Owners who lease their property are responsible for ensuring that tenants and guests comply with the community’s governing documents, rules, and regulations.

All rental arrangements should be in writing and must comply with applicable local laws.

Owners remain responsible for the actions of their tenants and guests and may be subject to enforcement action for violations of community standards.

Additional Information

The District has not adopted separate short-term rental regulations beyond the requirements contained in the governing documents and applicable City regulations. Property owners should review all applicable requirements before offering a property for short-term rental.
